Short answer
Choose gypsum board for flat and simple stepped ceilings in living rooms, bedrooms and offices. It is faster, cleaner and more consistent. Choose POP when you want curves, domes or detailed designs. Use moisture-resistant gypsum in kitchens and PVC or grid ceilings in bathrooms.
What each material is
Gypsum board
Factory-made sheets of gypsum between paper layers, screwed onto a light metal (GI) frame hung from the slab. The joints are taped and filled, then the whole ceiling is painted. Because the sheets are made in a factory, the surface is flat and even.
POP (plaster of Paris)
A powder mixed with water on site and applied over a frame and mesh. Skilled workers shape it by hand, which is why it can form curves, circles and mouldings that sheets cannot. The finish depends a lot on the skill of the team.
Side-by-side comparison
| Gypsum board | POP | |
|---|---|---|
| Finish | Flat and consistent. | Depends on the skill of the workers. |
| Design | Best for flat and stepped designs. | Curves, domes and detailed mouldings. |
| Speed | Faster. No long drying time. | Slower. Needs time to set and dry. |
| Mess on site | Less dust and water. | More dust, water and debris. |
| Moisture | Moisture-resistant boards available for kitchens. | Weakens with repeated damp. |
| Repairs | A damaged section can be cut out and replaced. | Patch repairs are possible but harder to hide. |
Which to use, room by room
- Living and dining room: gypsum for a clean flat or stepped ceiling with cove lights. POP if you want a curved or circular feature.
- Bedrooms: gypsum. Simple ceilings with cove or profile lights work best.
- Kitchen: moisture-resistant gypsum board, kept away from the area right above the stove.
- Bathroom and balcony: PVC panels or a grid ceiling. Steam and rain damage gypsum and POP.
- Office: gypsum in cabins and reception, grid ceilings over workstations so AC ducts and cables stay reachable.

Plan the lights before the ceiling goes up
Whichever material you choose, decide the light positions first. Cove lights, spotlights and recessed profile lights all need cut-outs, grooves and wiring inside the ceiling. Adding them later means cutting into a finished, painted ceiling. Our light fitting page explains colour temperature and profile lights.
Signs of good false ceiling work
- A level frame: the metal frame is fixed firmly to the slab with even spacing.
- Taped joints: gypsum joints are taped and filled, not just painted over.
- Heavy fixtures on the frame: fans and chandeliers hang from the slab or frame, never from the board alone.
- Access panels: openings near AC units and junction boxes, so they can be serviced.
- Leaks fixed first: any seepage from the slab above is fixed before the ceiling is closed.
